Renting in Amsterdam

Amsterdam is the hardest rental market in the Netherlands, and most newcomers feel that within their first week of searching. Private-sector apartments appear all over the city, but the bulk sits in Oud-West, De Pijp, Oost and the newer developments in Noord and on IJburg.

Many international companies are based at the Zuidas, so the Rivierenbuurt, Buitenveldert and neighbouring Amstelveen are popular with people who want a short commute. Listings in central neighbourhoods can collect a flood of viewing requests within hours, and landlords close them without notice.

Expect to be asked for a gross income of three to four times the monthly rent, a Dutch employment contract or employer's statement, and a copy of your passport. A few terms worth knowing: kale huur is the rent excluding service costs, gestoffeerd means floors and curtains but no furniture, and gemeubileerd is furnished.

Since 2024 many smaller mid-range homes fall under the points system, so a tiny flat with a high rent can be challenged at the Huurcommissie.

Tip: register at your address with the municipality as soon as you move in, because that BRP registration gives you your BSN, which you need for almost every other admin step.

Do I need a permit to share a flat in Amsterdam?

If three or more adults who are not a family share one home, the property needs a conversion permit (omzettingsvergunning) from the city. Ask the landlord for proof before you sign. Without it you risk enforcement, and you may be unable to register at the address, which blocks your BSN and the paperwork that depends on it.

Is Amstelveen a good alternative to Amsterdam?

For many people working at the Zuidas or Schiphol it is. Amstelveen is a separate municipality with its own rental supply, international schools and tram line 25 to Amsterdam Zuid. Rents are generally a little lower than in central Amsterdam, and houses with gardens are easier to find there than inside the ring.

How does social housing work for newcomers?

Social rent is allocated through WoningNet Stadsregio Amsterdam, mainly based on how long you have been registered and on income limits. Newcomers rarely qualify quickly, but your waiting time starts the day you register. Most expats rent in the private sector first and keep their registration running in the background for later.

Frequently asked questions

Does my pass renew automatically?

No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.

How fast do I get an alert?

Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.

Where do I respond to a home?

Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.

What is the 48-hour rule?

Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.

What does a pass cost?

The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.

Can I look around for free first?

Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.

How do I pay?

With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.

Do I need a password?

No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.

What is in my tenant file?

You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.

What if I find nothing within 60 days?

With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.

Are the homes I see genuine?

Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.

Can I search several cities at once?

Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
