Right of withdrawal and cooling-off period
Your statutory cooling-off period of 14 days, what starting immediately means and how you get your money back. Version 17 September 2026.
This English translation is provided for convenience. In case of any discrepancy, the Dutch version prevails.
1. You have a cooling-off period of 14 days
If you buy a pass from Huurtreffer as a consumer, you have a statutory cooling-off period of 14 days. This is called the right of withdrawal. Within that period you may cancel the agreement without having to give a reason and without a penalty.
The period starts on the day after the day the agreement is concluded, so on the day after your payment. If the last day falls at the weekend or on a public holiday, the period simply runs to the end of that day.
Straight after your purchase we send you a confirmation by email on a durable medium, which you can save and print. It states your pass, the price, the start and end date, our terms and conditions, this information about your right of withdrawal, the model form and, if you asked for it, the confirmation of your request to start immediately. That is why we ask for your email address at checkout.
2. Why we ask separately for your consent
A pass is a digital service that can start working straight away. As soon as you have paid, you see new homes with the full address and you can use the tools. That is exactly what you are paying for.
The law allows a service to start within the cooling-off period, but only if you expressly request it and if you declare that you lose your right of withdrawal as soon as the service has been fully performed. That is why there are two separate tick boxes at checkout. Neither is ticked in advance, and you need both in order to buy a pass:
- You agree to the terms and conditions and the privacy statement, and you confirm that you are 18 or older.
- "I expressly request that my pass starts immediately after payment. I understand that I lose my right of withdrawal as soon as the pass has been fully performed, and that if I withdraw before then I pay for the days I have used."
This is the arrangement in Article 6:230p(d) of the Dutch Civil Code. Please note: with that second box you are not giving up your cooling-off period itself. You are only asking us to start already, and you accept that your right lapses as soon as the pass has been fully performed.
3. Why a pass always starts immediately
A pass is all about speed: seeing new homes the moment they come online, and responding directly. A pass that starts only after 14 days misses exactly that. That is why every pass starts straight after your payment, and why we do not sell a pass that starts later.
If you do not want that, do not buy a pass. Searching, viewing photos and homes that have been with us for more than 48 hours remain free. You do keep your cooling-off period: you can withdraw within 14 days, with the settlement in Article 4.
4. What happens if you withdraw while the pass is already running
If you asked to start immediately and you then withdraw within the cooling-off period, the following applies:
- You pay a proportionate amount for the period you had the pass. We calculate that as the full price of the pass, divided by the number of days of that pass, times the number of days you had the pass.
- You get the rest of your payment back.
- This follows from Article 6:230s(2) of the Dutch Civil Code.
An example: you buy a Month Pass of 30 days for € 29.95, ask to start immediately and withdraw on day 5. You then pay 5 of the 30 days, so about € 4.99, and you get about € 24.96 back.
If we failed to inform you in advance about your right of withdrawal, or failed to send you the confirmation in Article 1, you pay nothing for the period before your withdrawal and you get the full amount back.
5. When the right of withdrawal has lapsed
Your right of withdrawal lapses as soon as the service has been fully performed, so as soon as the term of your pass is over, provided that you asked in advance for immediate performance and declared that you thereby lose your right of withdrawal.
Please note with the Week Pass: it runs for 7 days and has therefore already ended before the cooling-off period of 14 days is over. Once a Week Pass has ended, you can no longer withdraw. During those 7 days you can, with the settlement in Article 4 above.
6. How to withdraw
Send an unequivocal message to info@huurtreffer.nl within the cooling-off period. State in it:
- your phone number, because that is how your account is known to us;
- the pass you bought;
- the date of your purchase;
- that you are withdrawing from the agreement.
You may use the model form below, but you do not have to. An ordinary email that clearly states that you are withdrawing is enough. We confirm your withdrawal by message as soon as we have received it.
You have met the cooling-off period if you sent your message on the last day. It does not matter when we read it.

You do not have to give an address. Your phone number is enough for us to find your account.
7. Refund
We refund within 14 days of receiving your withdrawal. Often it is faster.
We refund to the bank account or the PayPal account you paid with. We charge nothing for this. If that is not possible, for example because your account has been closed, we agree another route together. We only transfer to an account in your own name and we may ask you to confirm your request from the phone number of your account.
If you asked for immediate performance, we withhold the proportionate amount from Article 4. In all other cases you get the full amount back.
8. What withdrawal means for your account
After a withdrawal your pass stops and the alerts that go with it stop. Your account stays, unless you ask us to delete it. You can delete files you uploaded yourself at any time. What happens to the rest of your data is set out in our privacy statement.
If you withdraw from an Until You Find Pass, the extension promise that comes with that pass lapses as well.
9. If you are not buying as a consumer
If you buy a pass in the course of a profession or business, the statutory right of withdrawal does not apply. At checkout you can indicate that you are buying in the course of a business; we then ask for your company name and your Chamber of Commerce number, and Article 25 of our terms and conditions applies. If you do not indicate that, we treat you as a consumer and you simply have a cooling-off period. As a business buyer you can always email us; we will then look for a reasonable solution.

If we cannot work it out together, you can go to court. The European ODR platform closed on 20 July 2025. If you live in another country of the European Union, you can always bring proceedings against us before the court of your place of residence, and you can also turn to the European Consumer Centre in your country.
