Disclaimer

What you may expect from the information and the tools on Huurtreffer, and what you may not. Version 17 September 2026.

This English translation is provided for convenience. In case of any discrepancy, the Dutch version prevails.

1. What this page is for

On this page we explain how to read the information on Huurtreffer. This disclaimer belongs with our terms and conditions and supplements them. If the two contradict each other, the terms and conditions prevail. The order of precedence of all our documents is set out in Article 2.4 of those terms and conditions.

We write our texts with care. Even so, information can be out of date, incomplete or incorrect. You cannot derive any rights from the general information, the examples and the indications on this website. What we promise about a pass is set out in the product information at checkout, in your confirmation and in our terms and conditions; you can hold us to that.

2. The listings come from third parties

Every rental listing you see with us comes from landlords, estate agents, property managers, housing complexes and housing associations. We collect and show those listings, we do not create them.

The landlord or agent is responsible for their advertisement: the rent, the service charges, the floor area, the energy label, the photos, the description, the income requirements, the start date and all other conditions. We do not check those details on their substance and cannot vouch for their accuracy.

Always check for yourself with the landlord or agent and at the viewing that everything is right, before you sign or pay anything.

3. Availability of homes

We refresh our listings continuously and remove homes as soon as we notice they have been let or withdrawn. Even so, a home may already be gone by the time you see it or respond to it. The rental market moves fast.

We therefore do not guarantee that a home is still available, that you will get a response, that you will be invited to a viewing or that you will get the home.

Nor do we guarantee how many homes will come up during your pass. That depends on the city, the season, your budget and your wishes, and it is beyond our influence.

Homes that have been with us for more than 48 hours are visible to every visitor with the full address. We measure those 48 hours from the moment we put the listing on our site, not from the moment the landlord or agent published it elsewhere. Everything above applies to those listings too.

4. No agency work, not a party to the tenancy

Huurtreffer is a search service. We do not act as an intermediary, we do not rent out and we do not manage. We are not a party to the tenancy agreement, the viewing or any other arrangement between you and a landlord or agent.

We do not allocate homes and have no influence on who gets a home. We do not speak on behalf of a landlord or agent and cannot promise anything on their behalf. We never act on the instructions of a landlord or agent and we receive no payment of any kind from them, not indirectly and not for a better place in the list.

A pass is a payment for access to our search service and our tools. A pass is not a payment for a home, not a registration, not priority and not a guarantee of a result.

We never ask for agency fees, contract fees, key money or a deposit. If anyone asks you for that on our behalf, it is not from us. Report it at info@huurtreffer.nl.

5. All tools give an indication

Our tools help you prepare and think. They give an indication, not a judgement and not advice. You cannot derive any rights from the outcomes, neither against us nor against a third party.

5.1 Rent check

The rent check gives an approximation of roughly what a home would be allowed to cost under the Dutch housing valuation system (woningwaarderingsstelsel). We calculate with the details in the advertisement and the details you fill in. Points we cannot see, such as the exact floor area per room, the condition of the home, the WOZ value, facilities and outdoor space, can change the outcome considerably.

The rent check is not a ruling by the Rent Tribunal (Huurcommissie) and does not replace the official rent check of the Rent Tribunal. If you want certainty, go to the Rent Tribunal or to the rent team (huurteam) of your local authority. Proceedings at the Rent Tribunal cost money and you do not always get those costs back. Do not rely on our indication alone for that.

5.2 Chance score

The chance score is an estimate of how promising a response might be for you, based on your profile and the features of the home. It is a tool to help you choose where to put your time.

The chance score says nothing about what the landlord actually does. A low score can still hit the mark and a high score can come to nothing. The score is not shared with landlords and plays no part in their choice.

5.3 Scam signals

This tool points out features that often occur with a scam, such as a rent that cannot be right, a landlord who says they are abroad, or a request to pay before you have seen the home.

We look at signals that often go with a scam. The absence of signals does not mean it is safe. An advertisement without a signal can still be a scam, and an advertisement with a signal can be perfectly fine. So this is not a safety inspection and not an approval.

We do not check the landlord or agent, we do not carry out identity checks and we do not visit homes. Never pay in advance, never transfer money for a key or a viewing and never sign for anything you have not seen. If you do not trust it, report it to the police and tell us.

5.4 Contract check

The contract check goes through your tenancy agreement for points that often go wrong, such as the rent, the service charges, the term, the notice period, the deposit and clauses that are not allowed by law. The result is a list of points to watch.

The contract check works with language technology. No member of our staff reads along, unless you ask us to. How we handle the uploaded agreement and how long we keep it is set out in our privacy statement. Black out in your agreement what is not needed, such as bank account numbers and a citizen service number (burgerservicenummer).

The contract check is not legal advice and not an assessment by a lawyer. We cannot recognise every clause and we do not know your situation. If you are in doubt, or if a lot of money is at stake, put the agreement to the Legal Services Counter (Het Juridisch Loket), a rent team (huurteam) or a lawyer before you sign.

5.5 Negotiation report

The negotiation report gives arguments and an indication of what the maximum rent might be. Whether negotiating works depends on the landlord, the market and your situation. We guarantee no result at all, and negotiating can also lead a landlord to choose another candidate. That is a judgement you make yourself.

5.6 Deposit recovery letter

The deposit recovery letter is a standard letter that you can adapt and send yourself. It is a tool, not a formal notice of default drawn up by a lawyer and not a court document.

We do not conduct proceedings for you, we collect nothing and we do not act on your behalf. Read the letter through yourself, fill in the right details and amounts and send it in a way that lets you prove it arrived.

A claim for the return of a deposit is subject to a limitation period. Check for yourself that you are in time, send the letter to the right party and send it by registered post or with proof of receipt. We do not keep track of any deadlines for you.

5.7 Tenant file and reply text

The tenant file and the reply text are drawn up with the details you fill in yourself. We do not check those details. For the reply text we use language technology; it can make mistakes or write something other than you meant.

Always read for yourself what you send. What you send in your own name remains your responsibility. If you send your details to a landlord or agent, you do that yourself and at your own risk; what they do with it falls under their own policy.

5.8 Moving bundle and rent watch

The moving bundle contains overviews and sample texts for changes of address and for arranging energy and internet. Reporting a move, taking out a contract and cancelling a contract are always things you do yourself; we do not do them on your behalf and we do not keep track of those deadlines for you.

The rent watch warns you about signals that could affect your tenancy situation, such as a rent increase that looks higher than allowed. It is a heads up, not a check and not a guarantee that we see everything. The rent watch runs for 12 months from the day you switch it on, even if your pass ended earlier.

6. No legal, financial or tax advice

Nothing on this website is legal, financial or tax advice. We give no advice on tenancy law, on housing benefit, on your income, on a loan or on an insurance policy, and we do not assess your personal situation.

For a decision that really matters, contact an expert. Think of the Legal Services Counter (Het Juridisch Loket), the Rent Tribunal (Huurcommissie), the rent team (huurteam) of your local authority, a lawyer, a financial adviser or the Dutch Tax Administration (Belastingdienst).

7. Availability of the service, maintenance and faults

We do our best to deliver the website and the alerts without interruption, but maintenance, faults and errors can happen. We do not guarantee uninterrupted availability and faultless operation.

Alerts run partly through parties outside our control, such as WhatsApp, your telephone provider, your email provider, your spam filter and your device. An alert may therefore arrive later, land in another folder or not arrive at all. So do check the website regularly yourself as well.

If a fault on our side meant you could not use your pass at all or hardly at all, let us know. We then extend your pass by the days lost. This is without prejudice to your statutory rights in the event of a defective digital service. If an extension does not help you, you can also ask for an appropriate price reduction or terminate the agreement.

8. Links to third party websites

Our site contains links to websites of landlords, agents and other organisations. We have no control over those websites and are not responsible for their content, their listings, their terms or how they handle your data. A link is not a recommendation.

9. Third party rights and reporting

Photos, floor plans and advertisement texts belong to the landlord or agent or to their rights holder. We show that material as part of our search service.

If you think material is with us that should not be there, report it through the reporting form on our website or at info@huurtreffer.nl. That form is our reporting mechanism and our point of contact, including for recipients of the service and for authorities. We communicate in Dutch and in English. State where it can be found, what it concerns in your view and on what ground you are reporting, together with your contact details.

We confirm your report, assess it carefully and remove the material without delay, in principle within 24 hours of receipt, if the report is justified or if there is reasonable doubt. We tell you what we have done and why, and you can appeal to us against our decision.

If we remove material or restrict a listing, we also tell the landlord or agent what we have done, on what ground, whether that is based on a report or on our own investigation, whether automated means were used, and how they can appeal to us against it. A person assesses that appeal. The full procedure is set out in Article 17 of our terms and conditions.

Landlords and agents can also supply their listings to us free of charge or claim their listing. That is free of charge and gives no priority, no better place and no influence on what we show.

If you see a listing that looks like a scam, report it through the same form or address. We deal with those reports as a priority.

10. No guarantee of a home

We improve your chances by showing you faster and more completely what is out there, and by helping you respond better. We cannot get you a home and we do not promise that anywhere.

The extension promise with the Until You Find Pass is not a guarantee of a home either. That promise gives you extra searching time under the conditions set out in Article 8 of our terms and conditions.

11. Liability

Our liability is governed by Article 19 of our terms and conditions. In short: we are not liable for third party listings and conduct and not for consequential damage such as a home you did not get or double rent, and our liability for direct damage is limited per event to the higher of five times the price of your pass or € 500, with a maximum of € 1,000 per calendar year. In the event of intent or deliberate recklessness on our part, and in the event of damage from death or personal injury, those limits do not apply. Your statutory rights in the event of a defective digital service continue to apply.

12. Changes

We may amend this disclaimer. The current version is always on this page, with the version date at the top.
