Renting in Eindhoven

Eindhoven is the centre of the Brainport region, and its rental market is shaped by the engineers and researchers who move here for ASML, Philips, NXP and the companies at the High Tech Campus. Many arrive on a highly skilled migrant permit and need an apartment quickly, often furnished and close to work.

Strijp-S, the former Philips industrial site, has loft apartments in converted factories and a lively food and design scene. De Bergen and Villapark are charming older areas near the centre, while Meerhoven and Gestel on the west side are practical for families and for the High Tech Campus. Students at TU/e and Fontys concentrate in Stratum and Woensel-Zuid.

Demand from the tech sector means good apartments near the station or Strijp-S often go within hours. Most landlords ask for an employment contract, a recent payslip and your residence permit. If your company uses a relocation agency, you are still free to search independently; nothing obliges you to rent through them.

Tip: Eindhoven is spread out, and Veldhoven, where ASML is based, is a separate town. Map your commute by bike before choosing, because an apartment on the wrong side of the ring road can make your daily trip much longer.

What renting in Eindhoven costs

Eindhoven is cheaper than Amsterdam or Utrecht, but strong demand from the tech sector keeps rents above the North Brabant average.

Questions about renting in Eindhoven

Three questions about renting in this city, answered briefly.

All frequently asked questions
Should I live in Eindhoven or Veldhoven if I work at ASML?

Both work. Veldhoven is quieter and closer, with family homes and short cycling distances to the ASML campus. Eindhoven offers more restaurants, culture and rental choice. Many employees live in Meerhoven or Gestel, which sit between the two. Compare rents and commute times before deciding which suits your household.

How do students at TU/e and Fontys find a room?

Vestide is the main student housing provider and manages several complexes, including rooms for international students at TU/e and Fontys. Register the moment your enrolment is confirmed, because rooms are limited. Private rooms in Stratum, Woensel-Zuid and the centre are the next option, especially from September onwards.

What documents do landlords in Eindhoven expect?

Usually a copy of your passport or residence permit, your employment contract or an employer's statement, and recent payslips. New arrivals without payslips can often use the salary stated in the contract. Some landlords also ask for a reference from a previous landlord. Prepare everything as one PDF so you can respond immediately.

Frequently asked questions

Does my pass renew automatically?

No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.

How fast do I get an alert?

Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.

Where do I respond to a home?

Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.

What is the 48-hour rule?

Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.

What does a pass cost?

The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.

Can I look around for free first?

Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.

How do I pay?

With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.

Do I need a password?

No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.

What is in my tenant file?

You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.

What if I find nothing within 60 days?

With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.

Are the homes I see genuine?

Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.

Can I search several cities at once?

Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
