Utrecht is small enough to cross by bike in twenty minutes, yet it is one of the most competitive rental markets in the country. Its central station connects to Amsterdam, Schiphol, The Hague and Eindhoven, so many expats who work elsewhere choose to live here. Inside the canals and in Wittevrouwen, Lombok and Oudwijk you find characterful older homes, often upper floors of townhouses with steep Dutch stairs.

Leidsche Rijn, west of the A2, is the large new district with modern apartments, family homes and two stations of its own. Students from Utrecht University and HU mostly look for rooms in Zuilen, Lunetten and near Utrecht Science Park, where many international students also live. Good apartments near the centre attract so many responses that landlords stop scheduling viewings within hours.

Know the difference between kale huur (bare rent) and servicekosten (service charges), and check whether a listing is kaal, gestoffeerd or gemeubileerd.

Tip: many Utrecht landlords pick tenants from the first responses. Prepare a short introduction in Dutch or English about your job, household and move-in date, so you can send it within minutes of a listing going online.

Where do international students live in Utrecht?

Many live on or near Utrecht Science Park, where SSH manages student housing including rooms reserved for international students. Lunetten and Rijnsweerd are also close by. Private rooms in the centre are popular but scarce. Apply early through your university's housing office and start a private search in parallel.

Is it worth looking outside Utrecht?

Often, yes. Nieuwegein and Houten are connected by tram or train and offer more space for the money, especially for families. Zeist is greener and quieter, with buses to Utrecht Centraal and the Science Park. Commute times are often comparable to crossing Utrecht itself during rush hour.

Do Utrecht landlords accept foreign income?

Some do, but many prefer Dutch payslips or an employment contract with a Dutch employer. If you have just moved, an employer's statement (werkgeversverklaring) with your salary and contract type usually works. Self-employed tenants may be asked for annual accounts or a larger deposit, within the legal maximum of two months' rent.

Frequently asked questions

Does my pass renew automatically?

No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.

How fast do I get an alert?

Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.

Where do I respond to a home?

Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.

What is the 48-hour rule?

Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.

What does a pass cost?

The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.

Can I look around for free first?

Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.

How do I pay?

With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.

Do I need a password?

No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.

What is in my tenant file?

You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.

What if I find nothing within 60 days?

With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.

Are the homes I see genuine?

Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.

Can I search several cities at once?

Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
