Tilburg is a former textile city with a young population, driven by Tilburg University, Fontys and Avans. Tilburg University runs many English-taught programmes in economics, law and social sciences, so the international student community is sizeable. Rooms and studios are concentrated in the city centre, Theresia and the Noordhoek, all within cycling distance of the campus.
The Spoorzone, the redeveloped railway yard around the LocHal library, is where many new apartments for young professionals are being built. Families often choose the Reeshof, a large suburban district in the west with its own railway station and plenty of schools. Compared with Eindhoven or Amsterdam, Tilburg is relatively affordable, which attracts students from across the country.
The busiest periods are late summer and, to a lesser extent, February, when a new semester starts. Many rooms are let by small private landlords rather than big housing companies. Before signing, ask for a breakdown of the rent: the kale huur and the servicekosten for energy, internet and cleaning of shared areas.
Tip: Tilburg is also well placed for work elsewhere in Brabant. Eindhoven and Den Bosch are each less than half an hour away by train.

Most live in the centre, Theresia or the Noordhoek, or in student complexes near the university. Tilburg University shares housing information and has some rooms set aside for new international students. These go quickly, so apply right after your admission, and look privately at the same time.
Can I live in Tilburg and work in Eindhoven?
It can be. Trains to Eindhoven take around twenty-five minutes, and rents in Tilburg are generally lower. If you work at the High Tech Campus or in Veldhoven, add the connection from Eindhoven station, or consider driving via the A58. Check the total travel time before committing.
What should I check in a room contract?
Look at the split between bare rent and service charges, the notice period, and whether you can register at the address. Rooms in the Netherlands fall under a points system, so an overpriced room can be checked with the Huurcommissie. Keep a copy of the signed contract and all payment receipts.

Does my pass renew automatically?
No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.
How fast do I get an alert?
Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.
Where do I respond to a home?
Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.
What is the 48-hour rule?
Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.
What does a pass cost?
The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.
Can I look around for free first?
Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.
How do I pay?
With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.
Do I need a password?
No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.
What is in my tenant file?
You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.
What if I find nothing within 60 days?
With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.
Are the homes I see genuine?
Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.
Can I search several cities at once?
Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
