Renting in Rotterdam

Rotterdam is often the first alternative for people priced out of Amsterdam, and its rental market is noticeably larger and more modern. High-rise apartments in the city centre and on the Kop van Zuid offer lifts, balconies and underground parking, which are rare in older Dutch cities.

If you prefer character, look at Kralingen, near the Erasmus University campus and the Kralingse Plas lake, or at the renovated pre-war homes of the Oude Noorden. Katendrecht, a former harbour peninsula, is popular with young professionals and has a food scene of its own. Many expats work at the port or at Erasmus MC, and others commute to The Hague, which is under thirty minutes away by train.

One thing to understand before signing: in certain streets, mostly in Rotterdam-Zuid, the Rotterdam Act requires a housing permit, often linked to income from work. The municipality lists the affected addresses. Apartments close to Rotterdam Centraal tend to be let within a day.

Tip: many new-build complexes are run by large institutional landlords with online application forms, so keep a scanned passport, employment contract and recent payslips ready to upload the moment a listing appears.

Which Rotterdam neighbourhoods suit families?

Hillegersberg and Kralingen offer larger homes, green space and good primary schools. Blijdorp, next to the zoo, has quiet pre-war streets close to Rotterdam Centraal. Several international schools are located in the north of the city, which makes these areas practical if your children need English-language education.

Do I need a car in Rotterdam?

Most people in the centre do fine without one. The metro, tram and train network connects the whole city and nearby towns, and cycling across the Erasmusbrug takes minutes. Parking in the centre is paid and resident permits can be limited, so check whether a new-build apartment includes or offers a garage space.

What does the Rotterdam Act mean for tenants?

In designated streets, mostly in the south of the city, you need a housing permit from the municipality before you can move in. You usually qualify with income from work, study or a pension. Check the address on the municipality website first, so you do not lose a home at the contract stage.

Frequently asked questions

Does my pass renew automatically?

No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.

How fast do I get an alert?

Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.

Where do I respond to a home?

Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.

What is the 48-hour rule?

Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.

What does a pass cost?

The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.

Can I look around for free first?

Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.

How do I pay?

With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.

Do I need a password?

No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.

What is in my tenant file?

You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.

What if I find nothing within 60 days?

With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.

Are the homes I see genuine?

Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.

Can I search several cities at once?

Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
