Renting in Hilversum

Hilversum is the media capital of the Netherlands, home to the national broadcasters at the Media Park, and a green town surrounded by forests and heathland. It attracts professionals in media and the creative industry, as well as people who work in Amsterdam or Utrecht but want more space and nature. Trains reach Utrecht in about twenty minutes and Amsterdam in about twenty-five.

The most exclusive rentals are in Trompenberg and Boomberg, villa districts with large detached houses on tree-lined streets. The centre has apartments above shops and in newer buildings near the station. Kerkelanden and the Hilversumse Meent are more suburban and popular with families. The market is tight: much of the housing stock is owner-occupied and there is little room for new construction.

Furnished expat rentals exist but are limited, and well-priced apartments close to the station go quickly. Hilversum and the surrounding Gooi area, including Laren and Blaricum, have a reputation for affluence, and rents reflect that. Several international and bilingual schools are within reach in the Gooi region.

Tip: Hilversum has three stations. The main station serves the centre, while Hilversum Media Park and Hilversum Sportpark are useful if you live or work in those areas.

What renting in Hilversum costs

Rents in Hilversum are high for a town outside the big cities, peaking in the villa districts on the southwest side.

Questions about renting in Hilversum

Three questions about renting in this city, answered briefly.

All frequently asked questions
Can I commute from Hilversum to Amsterdam every day?

Yes. Trains from Hilversum reach Amsterdam in about twenty-five minutes, with direct services to Amsterdam Zuid and Centraal. You get more greenery and often more space than in Amsterdam, although rents are not low. Living near the main station makes daily commuting much easier.

What is the Media Park?

The Media Park is a large business area in the north of Hilversum where the Dutch public broadcasters and many production companies are based. It has its own train station. Living in the centre or nearby districts gives you a short cycle to work if you are employed there.

Which areas suit families?

Kerkelanden, the Hilversumse Meent and parts of Hilversum-Zuid offer family homes, schools and parks. Trompenberg and Boomberg have large villas close to forests, at much higher rents. Neighbouring towns such as Laren and Huizen are also popular with families, though rental supply there is limited.

Frequently asked questions

Does my pass renew automatically?

No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.

How fast do I get an alert?

Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.

Where do I respond to a home?

Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.

What is the 48-hour rule?

Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.

What does a pass cost?

The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.

Can I look around for free first?

Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.

How do I pay?

With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.

Do I need a password?

No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.

What is in my tenant file?

You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.

What if I find nothing within 60 days?

With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.

Are the homes I see genuine?

Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.

Can I search several cities at once?

Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
