Renting in Heerlen

Heerlen, the largest town in the Parkstad region of South Limburg, is a former coal-mining city with some of the lowest rents in the Netherlands. Its economy has shifted towards services: the pension fund ABP and its administrator APG, Statistics Netherlands (CBS), the Open University and Zuyd University of Applied Sciences are major employers.

The centre has apartments around the Pancratiusplein, and new housing is appearing near the station. Bekkerveld and Grasbroek, close to the centre, have characterful older homes, while Welten and Benzenrade are green, quiet areas popular with families. Heerlerheide and Hoensbroek, home to a well-known castle, offer affordable terraced houses.

Supply is ample and competition limited, so finding a home rarely takes long. Aachen is about twenty minutes away by car, and trains reach Maastricht in under half an hour. The city is known for its street art and murals, a sign of ongoing renewal.

Tip: many homes date from the mining era and may be poorly insulated. Ask about energy costs, because a low rent can come with high heating bills.

What renting in Heerlen costs

Heerlen is among the cheapest cities in the Netherlands to rent, well below Maastricht.

Questions about renting in Heerlen

Three questions about renting in this city, answered briefly.

All frequently asked questions
Is Heerlen a good place to live if I work at APG or CBS?

Yes. Both organisations have large offices in Heerlen, and many employees live within cycling distance. Rents are low, homes are spacious, and daily life is relaxed. Maastricht and Aachen are close for culture, shopping and nightlife, so you get city options without city prices.

Which neighbourhoods are pleasant in Heerlen?

Welten and Benzenrade are green and popular with families. Bekkerveld is close to the centre with older, characterful houses. Heerlerheide and Hoensbroek are affordable with their own amenities. The atmosphere can vary from street to street, so visit an area at different times before deciding.

How close is Heerlen to Germany and Belgium?

Very close. Aachen is about twenty minutes by car and also reachable by train. Liège is under an hour away. Some residents work across the border. If you plan to do so, get advice on taxes and health insurance before choosing where to live.

Frequently asked questions

Does my pass renew automatically?

No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.

How fast do I get an alert?

Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.

Where do I respond to a home?

Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.

What is the 48-hour rule?

Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.

What does a pass cost?

The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.

Can I look around for free first?

Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.

How do I pay?

With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.

Do I need a password?

No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.

What is in my tenant file?

You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.

What if I find nothing within 60 days?

With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.

Are the homes I see genuine?

Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.

Can I search several cities at once?

Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
