Renting in Groningen
Groningen is the main student city of the north, and the rental market moves with the academic calendar. Tens of thousands of students at the University of Groningen and Hanze University compete for rooms, and many international students arrive in August without housing. If you can, start searching in spring and avoid the late summer rush.
Rooms and studios are concentrated in the city centre, the Schildersbuurt, Oosterpoort and Korrewegwijk. For professionals and couples, Helpman and the new apartments around Europapark offer more space and a quieter setting. The municipality restricts new room conversions, so the supply of shared housing does not grow much.
Watch out for scams: never transfer a deposit before you have seen the room, in person or on a live video call, and checked that the landlord actually owns or manages it. Useful Dutch terms: hospiteren is the group interview where housemates choose a new tenant, kamer is a room with shared facilities, and zelfstandig means your own kitchen and bathroom.
Tip: some landlords only accept a guarantor based in the Netherlands, so ask early whether a foreign guarantor or an extra deposit is acceptable instead.

How do I avoid rental scams in Groningen?
Be suspicious of a landlord who is abroad, asks for a bank transfer before a viewing, or offers a room far below the usual price. Ask for a viewing or a live video call, check the owner in the Land Registry (Kadaster), and only pay after you have signed a written contract.
Is Zernike Campus far from the city centre?
Zernike Campus is in the north of the city, about fifteen minutes by bike from the Grote Markt. Buses run frequently from the centre and from Groningen Centraal. Paddepoel and Selwerd sit right next to the campus and are usually cheaper than the centre, which makes them practical for science and engineering students.

Does my pass renew automatically?
No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.
How fast do I get an alert?
Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.
Where do I respond to a home?
Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.
What is the 48-hour rule?
Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.
What does a pass cost?
The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.
Can I look around for free first?
Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.
How do I pay?
With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.
Do I need a password?
No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.
What is in my tenant file?
You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.
What if I find nothing within 60 days?
With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.
Are the homes I see genuine?
Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.
Can I search several cities at once?
Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
