Renting in Doetinchem

Doetinchem is the largest town in the Achterhoek, a rural region in the east of Gelderland near the German border. It is the regional centre for jobs, healthcare and education, with the Slingeland hospital, the Graafschap College and many manufacturing companies. Rentals here are mostly family houses and apartments, and the pace is relaxed. The centre, around the Simonsplein, has apartments above shops.

De Huet and Overstegen are post-war neighbourhoods with affordable terraced homes, while the Bloemenwijk sits closer to the centre. Dichteren and Wijnbergen are popular with families, and the villages of Gaanderen and Wehl are part of the municipality. Few people apply per home, so there is rarely pressure to decide on the spot. Trains to Arnhem take about half an hour, making Doetinchem an option for commuters.

Local football club De Graafschap plays in the town and has a loyal following. Expats are rare here, and daily life happens mainly in Dutch, though many people speak English or German.

Tip: in the Achterhoek, homes sometimes change hands through local networks before appearing online. Let colleagues and neighbours know you are looking, in addition to responding to listings.

What renting in Doetinchem costs

Doetinchem is considerably cheaper than Arnhem and Nijmegen and one of the more affordable towns in Gelderland.

Questions about renting in Doetinchem

Three questions about renting in this city, answered briefly.

All frequently asked questions
What is the Achterhoek like for newcomers?

The Achterhoek is a green, rural region with close-knit communities, festivals and plenty of cycling routes. Doetinchem offers the main shops, services and jobs. Newcomers often find people friendly but local networks important, so joining a sports club or association helps you settle in.

How long does it take to reach Arnhem?

Trains from Doetinchem reach Arnhem Centraal in about thirty minutes, and the A18 motorway offers a similar travel time by car. From Arnhem, you have intercity connections to Utrecht, Nijmegen and Germany. Living near Doetinchem station makes daily commuting easier.

Is Doetinchem close to Germany?

Yes. The German border is a short drive away, and towns such as Emmerich and Bocholt are within about half an hour. Some residents work or shop in Germany. If you plan to work across the border, check the tax and social security implications before signing a rental contract.

Frequently asked questions

Does my pass renew automatically?

No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.

How fast do I get an alert?

Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.

Where do I respond to a home?

Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.

What is the 48-hour rule?

Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.

What does a pass cost?

The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.

Can I look around for free first?

Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.

How do I pay?

With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.

Do I need a password?

No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.

What is in my tenant file?

You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.

What if I find nothing within 60 days?

With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.

Are the homes I see genuine?

Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.

Can I search several cities at once?

Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
