Deventer is a Hanseatic city on the river IJssel with a remarkably well-preserved historic centre, a strong cultural calendar and a quieter rental market than the Randstad. Saxion University of Applied Sciences brings students and some international staff, while many professionals choose Deventer because Apeldoorn, Zwolle and Zutphen are a short train ride away and Amsterdam is reachable in about an hour and a half.

Rooms and apartments in the old centre and the Bergkwartier are atmospheric but limited, since the historic area is protected and little new housing is built. The Voorstad and Zandweerd, close to the station, offer more choice at reasonable rents. Colmschate, in the east, is a large family district with its own station. Competition is moderate, but the most attractive apartments in the centre still go quickly.

Many older homes have steep Dutch stairs, single glazing or limited insulation, so heating costs vary a lot. Ask for the energy label and average monthly energy costs before you commit. The city hosts large events such as a book market along the river and a Dickens festival, which fill the centre for a few days.

Tip: if you commute by train, the Voorstad and Zandweerd put you within walking distance of Deventer station.

Is Deventer a good base for commuting?

Yes. Intercity trains connect Deventer with Amsterdam, Schiphol and Zwolle, and Apeldoorn is about ten minutes away. The A1 motorway runs just south of the city. If you commute daily, look at homes in the Voorstad, Zandweerd or near Colmschate station to keep your door-to-door time short.

What are the best areas for families?

Colmschate and Keizerslanden have plenty of houses with gardens, plus schools and sports facilities. The Rivierenwijk and Knutteldorp are closer to the centre, with older terraced houses at reasonable rents. The historic Bergkwartier is beautiful but has fewer family homes, little outdoor space and limited parking, which matters once you have children.

Are there rooms for students at Saxion?

Yes, but the supply is smaller than in university cities. Most rooms are let privately in the centre, Bergkwartier and Voorstad, within walking distance of the Saxion buildings near the station. Start looking in spring, and consider nearby Apeldoorn or Zutphen if you cannot find anything in Deventer.

Does my pass renew automatically?

No. You pay once for a fixed period. On the end date your pass stops by itself and you get a message telling you it has ended. There is no direct debit and nothing to cancel.

How fast do I get an alert?

Listings are refreshed several times an hour. If a new home matches your search profile, it is on your phone within minutes. With the Week Pass you get an email every hour; from the Month Pass onwards it goes by WhatsApp.

Where do I respond to a home?

Directly to the landlord or agent. You get the full address, a reply text that is ready and your tenant file as a PDF. We are not an agency and we charge no agency fees.

What is the 48-hour rule?

Homes that have been online for more than 48 hours are fully visible to everyone, pass or no pass. The pass gives you the head start in those first two days, plus the help with responding.

What does a pass cost?

The Week Pass costs € 9.95 for 7 days, the Month Pass € 29.95 for 30 days and the Until You Find Pass € 49.95 for 60 days. You pay once. There is never a second charge.

Can I look around for free first?

Yes. Searching, filtering and viewing photos is always free. On new homes you see the rent, the neighbourhood and the features; the full address and responding come with a pass, or on their own after 48 hours.

How do I pay?

With iDEAL or PayPal. Your pass is active right after payment and you get an invoice by email. There is no direct debit.

Do I need a password?

No. You log in with your phone number: you get a code by WhatsApp or text message. No password to remember, nothing to forget.

What is in my tenant file?

You fill in your details once: income, work, household and motivation. We turn that into a tidy PDF that you send with every response. Exactly what landlords and agents want to see.

What if I find nothing within 60 days?

With the Until You Find Pass we then extend your pass free of charge in periods of 30 days, until you have a home, up to a maximum of 6 months after purchase. Conditions: your search profile stays active the whole time, you request the extension yourself and the promise applies once per customer. The full promise is in the terms and conditions.

Are the homes I see genuine?

Every home is checked daily to see whether it is still available. Rented homes disappear from your list, and we watch every listing for scam signals. The absence of a signal does not mean a listing is safe: never pay anything up front.

Can I search several cities at once?

Yes. With the Week Pass you have one search profile; from the Month Pass onwards you have three at once. Each profile has its own city, budget and number of rooms.
